Planning granted for 250-home plan in Nenagh

Tipperary Co Council has granted an extension of duration of planning permission for almost 250 new homes in Nenagh.

Gary McNamara – understood to be a son of Euromillions winner Dolores McNamara of Limerick – has received unconditional permission for an application centering on a 30-acre site off Dromin Road. The plan involves 246 dwellings in a range of styles together with two retail units and two crèches. The dwellings are to include both three- and two-storey detached and semi-detached houses, as well as terraced houses and 30 apartments.

Planning permission for development of the site expired last April but Mr McNamara sought to extend permission by another five years. He is believed to have paid around €1.5 million for the site earlier this year. His agent, Arnold Leahy Architects of Limerick, anticipated a completion date in 2021.

In considering Mr McNamara's application, the council's Planning department noted that there are at present four fully-complete houses on the site. There is a service road and three lighting stands.
There is a further fully-constructed house but there is no access into this side of the development. There are two houses that have been built almost to first-floor level and one almost to roof level.

Ground works and excavation for the road network for the next phase of development has commenced. There is evidence of underground services through the entire site.

“The applicant has invested in the site in terms of services and a considerable monetary investment,” the planning report states. “The applicant wishes to proceed with construction of further units immediately and therefore is not hoarding planning permissions. The applicant is able to proceed financially with the development, subject to extension of duration being granted.”

The council acceded to the application and has extended the duration of planning permission until December 31st 2021.
