Green light for Nenagh housing plan

Tipperary Co Council has granted conditional planning permission for a major housing development in Nenagh.

Lisbunny Developments Limited has been given the go-ahead for 92 new units at Tyone. These are to be in addition to a development of 67 dwellings, a 90-bed nursing home, creche and health centre, which the company received planning permission for in 2021.

Granted permission earlier this month, the 92-unit plan consists of 30 two-storey four-bed semi-detached houses; 44 two-storey three-bed semi-detached houses; 12 one-storey two-bed semi-detached bungalows; four two-storey three-bed end-terrace houses; and two two-storey, two-bed mid-terrace houses.

The Tyone plan also includes new internal roadways and footpaths, a proposed new distributor road to the east and south-east of the proposal, pedestrian/cycle access off the existing Tyone road to the south-west of the site, vehicular access from the existing Ormond Drive estate to the south-east of the site, and new vehicular and pedestrian access.

Further aspects include new boundary treatments, landscaping, drainage, site services including new ESB kiosk, attenuation ponds and foul water pumping station, and all ancillary site works. A Natura Impact Statement was submitted with the application, along with a civil engineering report, traffic and transport assessment, road safety audit, and several other reports.

In recommending the grant of permission, Tipperary Co Council's planning report sets out a range of conditions. Among them, the developer is required to submit a detailed phasing programme for the phased delivery of the entire development, including delivery of the distributor road in tandem with the development. Vehicular access to the development will be via this distributor road, which is to connect to the R498 (Tyone road) road via Ormond Drive.

Also among the conditions, the council requires that all units be restricted to occupation by individuals purchasers - as opposed to a corporate entity - and/or those eligible for the occupation of social or affordable housing, including cost rental housing.
