New plan for hotel holiday homes

Planning permission has been granted for a material change of use of 14 of the holiday homes beside Nenagh's Abbey Court Hotel to private dwellings.

Rejjy Property Holdings Ltd has received conditional permisson to change the use of the existing three-storey holiday homes in a plan that also includes construction of new metal railings to enclose front gardens, hard and soft landscaping, external lighting and associated site works.

Tipperary Co Council's Planning Report notes that the development is located in a complex of 24 existing holidays houses.

Planning permission was granted in 2004 to Mr John P Ryan to construct 29 holiday homes, the change of use of which would require a separate grant of permission.

In granting permission last month, the council stipulated that the new proposal must be used for permanent residential accommodation only and not for tourist or visitor accommodation.

Prior to the sale or lease of individual units, the developer was required to ensure compliance with the Multi-Unit Development Act 2011 inclusive of the establishment of a development-specific Owners Management Company and a development-specific Sinking Fund.

Among other conditions, the developer was required to complete private open space and communal open space landscaping works before selling or leasing any individual units.
